i got that bolt in last week. not as much sand/DE in the pool as before but still some. i don't see any rips in the fingers at all. pH went down to 7.2 added more borax went up to 7.8. sparkling water. have been able to keep FC around 3 with adding 1/2 gal bleach every other day. I'm ecstatic with all the help I've gotten here. just wish i had more time to work on pool or come on here. work and kids are keeping me extremely busy

Just an update. Am keeping fc around 3.5 although it does dissipate rather quickly.

    Ph 7.4

Water temp avg 86 has been as high as 92 in the past few weeks.

Lol I hit enter before I was done. Am mobile. Should I raise any other levels to slow the loss of FC or is it just the high temp that I'm contending with. Also I have to raise pH every other week

we have had a day or 2 of rain. filled the pool about an inch a few weeks back. no other chemicals that I am aware of. I believe MIL is following my directions now.
only bleach @ %12 concentrate and Borax being added

If the TA of your fill water is lower than 130, then dropping your TA down to the 80-90 range may help stabilize your pH. If the TA of the fill water is 130, though, I wouldn't bother since it would be a never-ending battle to keep it low.

You can also raise your pH with aeration--putting in a fountain, or a pool full of splashing kids?
