    Don't wait until Winter but maybe early Fall. My experience with contractors is that a 2 week job could turn into a 2 month job during peak building season. They spread their subs real thin at times and end up focused on the new jobs to get the deposit cash.

    If you do it now, get a completion date in writing with a penalty for every day past that date. 100.00/day gets their attention

    thanks for your thoughts. we live in austin, tx, so winter here isn't that bad... hahaha. very good advice about the completion date! money talks for sure.

    just need to decide if we want to bite the bullet now or later..... oy!
