We just bought a new house in the last year, and were "shopping" for months before purchase.

We knew we wanted a nice pool but the homes we found with pools already installed were rejected BECAUSE of the pools in all cases. The pools were often the biggest problem with the house!

One was too small. Another was in bad condition. Another was inside with no reasonable way to get more light into the pool area. Another was leaking and cracking the foundation of the home........and so on. Vinyl vs. gunite wasn't even considered.......we never got that far.

We wound up building a nice pool at the pool-less home we chose....not because we have extraordinary needs, but just because the pool homes all had pool related problems.

I guess the lesson is....if you build a pool, make it enhance the beauty and usefulness of the home and don't let it turn into an eyesore through neglect.

We've had massive headaches in building our custom pool, but every time someone new walks into the front room and sees the pool through the rear windows, they say "wow!". If we had found our place with the pool already done, we'd have bought it in a heartbeat!
