Gunnite vs Vinyl and Resale value

Hello all. I am new to this forum, but I have learned alot already from reading all of your posts. You guys are very helpful.

So here is my question. I have gotten 5 quotes for a new inground pool. 3 are with vinyl pool contractor and two are with gunnite contractor (one being Anthony Sylvan). Now I know that putting a pool in does not increase the value of my house, but when I met with the Anthony Sylvan guy he said that with a concrete pool my resale value will go up, but with a vinyl pool...it will go down.

so he said to go to the local realestate office and ask that question...and they will tell me the same thing. So i will be doing this today, but I wanted to post this question here to see if anyone had any advice or experience in this matter.

depending on the area..i.e. area where pools are not commonplace, real estate values will not go up regardless. a pool simply is not attractive to a lot of home buyers, especially given how little most people know about maintenance etc. i would say that a concrete vs vinyl pool will have more 'value" because of it's durability, but i think the first thing a homebuyer who hasn't had a pool is going to do is see dollar signs for maintenance and work involved to take care of. i live in a city of 80,000 with approx 275 pools..some in, most outdoors. swimming season may to september. it is definitely a luxury item to have a pool where i am versus necessity and was certainly a factor when it came to how saleable our home was when we bought it. we used the fact it had a pool to drive the price down 8,000 dollars.

If you were living in Florida, Arizona, Calif., or Texas, I would say yes it would add some to resale value. But living in a northern climate, I just don't know.

I guess really my overall uncomfortable feeling with the Anthony Sylvan salesguy was really making me question his statements. He was very good...but something in my gut did not feel right.

I plan on staying for a while (5 to 10 years)...so it may not be that big of an issue. But he made me think about spending an additional 7 to 8k for a A&S pool rather than vinyl for two reasons...resale value and heck the concrete pool does look a incredible.

We just bought a new house in the last year, and were "shopping" for months before purchase.

We knew we wanted a nice pool but the homes we found with pools already installed were rejected BECAUSE of the pools in all cases. The pools were often the biggest problem with the house!

One was too small. Another was in bad condition. Another was inside with no reasonable way to get more light into the pool area. Another was leaking and cracking the foundation of the home........and so on. Vinyl vs. gunite wasn't even considered.......we never got that far. :)

We wound up building a nice pool at the pool-less home we chose....not because we have extraordinary needs, but just because the pool homes all had pool related problems.

I guess the lesson is....if you build a pool, make it enhance the beauty and usefulness of the home and don't let it turn into an eyesore through neglect.

We've had massive headaches in building our custom pool, but every time someone new walks into the front room and sees the pool through the rear windows, they say "wow!". If we had found our place with the pool already done, we'd have bought it in a heartbeat!

good points south..in thinking about what you said:

-pool was never a consideration for us..honestly, the house sold us..fortunately our kids were young enough at the time to make a pool worthwhile, but first thing i saw was dollar signs and challenges in our market to resell down the road if i was transferred.

-you make a good point on the condition. while our pool looks great, the owners did nothing around the house including with the pool what had the worst neglect was the pool shed (i called it the doghouse, it was so small) and the heater..not so much neglect, but it's age..it looked good outside but was old old..we bought the house in late august when it was pretty warm and didn't need to run it much at all. inside, it was dying..and not knowing anything about pools, i didn't have a clue at the time. that alone is a sizeable expense to replace.

who else did you get quotes from? We are getting and inground vinyl pool. I am located in toms river. I don't know much about the concrete pools but I know people who have had vinyl inground for over 20 years with the same liner and no structural issues.

We started down the Vinyl road first. Met with Niagra Pool, PoolTown, Budds Pools. Pooltown was about 3-4 grand cheaper. Lots of them are going up around me here in Swedesboro area. Everyone seems to be happy.

Then I had Anthony Sylvan come in. Changed my mind a bit on what I wanted. I really like the Gunite...very nice.

We just met with VanBrill Pools today (just left actually). He spend a bunch of time with us on a custom gunite pool. Very nice, beach entry, buddy seat, nice package..etc. Small family business type,....I felt very comfortable with him and had a great gut feeling about him and VanBrill. And to be honest I am leaning towards them right now, and they are the most expensive out of all of them. but at the end of the day, got to go with the gut :-)

Anyone on these forums use VanBrill?
