Planning stage help

I was going to build last year at this time, but like most others, the equity was not available in my home! We are going to make another attempt and would like to hear what others wish they knew at this stage!

We are in the Tampa Bay, Forida area and are looking at a few builders already since we almost signed last year, but would welcome any input on builders as well.
