Buying a older home in Vero Beach, FL. I want to get the pool and equipment pressure and leak tested. Any advice on what I want to make sure gets done or how to shop around for a good, legit inspector?

Congrats on the new home!

Personally, I would call a bunch of pool stores/builders and ask for recommendations on leak detection companies as they are usually specialists. Then, I would ask the leak detection people about their recommendations for pool inspectors while asking for quotes. Sometimes leak detection people also do pool inspections.

You are just considering an offer— or you've already closed? If you own the house, asking your neighbors seems like a good way to introduce yourself and get some good info about area pool companies or a lead on an honest inspector. Don't know what to say about asking your RE agent... obviously, he/she would know how to help you but sometimes their advice is self-serving or they're just returning a favor. I guess that's a problem with anyone you ask. Competence and honesty are difficult to gauge.

We humans are complicated. :)

Go back over to the home if you haven't bought it yet. Take a 5 gal bucket with you fill it with water and set it on one of the steps into the pool. Make sure the water levels in bucket and pool are the same. Mark level with a sharpe marker. Turn off the automatic water filler if it has one. Leave for a day or two and come back and check the levels. If the pool is lower than bucket level you have a potential leak. If the pumps are circulating if should give you a pretty good idea if you have a leak and the water is going some where. If the yard is mostly grass and the sprinklers haven't been turned and you have a garden moisture tester you could also take readings around the yard to see if there is a potential leak you cannot see. Most garden stores have testers. You any also want to test the sprinkler system to see if it has sprinklers heads that leak water also.
