Newbie with a leak

I have a gunite pool. Recently I've noticed occasional wet spots in some of the seams in the coolcrete and coping. It's around one of the return jets on the deep end of the pool. Weird thing is that it isn't always wet. Some days seem worse than others. Seems like it was more significant on the few days when the skimmer basket was chocked full of fallen leaves. Not sure if this is relevant but two bottom drains have been closed since we moved in a year ago because there was a leak there (according to neighbor).
Any guidance would be appreciated. Obviously I'm hoping the fix is a relatively easy one. If not, I'd like to at least localize the problem before breaking stuff up.
